
This building as has tiny appearance from the road but it hides a large 4 bedroom house with spectacular views of the mountains and forests. The foreign owner is selling due to family reasons and would consider swapping for a smaller house or apartment in a town or city or near the sea.
The remote and quiet location, surrounded by nature yet very close to the asphalt road, is very hard to find anywhere else in Bulgaria. Frequently seen are deer and wild boar with little piglets. Plenty of other wildlife such as mountain cats and tortoises amble around. The house is adjacent to an asphalt road with very little traffic. This road ends in another village, far away on the other side of the mountain you look across to from the balconies. East side of the property is bordered by a public right of way that has not been used for 70 years since the road was built. West side is bordered by steep unregulated land with no planning permission for any future building. So the surrounding woodland is free to use as you wish.

The house is 109sq.m. and all the rooms are spacious, light and airy with exposed wooden beams in the ceiling. Comprising a fully fitted kitchen and lounge area, a bathroom with toilet, a separate toilet, 4 bedrooms and the master bedroom has an en suite shower room.

The lounge has a chimney ready for a wood burner and double doors with fly screens open onto the balcony.

The wide lounge area includes a very modern kitchen, complete with electric oven, microwave, fridge freezer, washing machine, dishwasher and a breakfast bar with extra storage cupboards below. Free mountain spring water is piped to the house and drainage to a soak away. Electricity is supplied and good mobile internet wi-fi connection available from mobile phone companies.

The master bedroom has its own private balcony and en suite shower room. The tree next to the balcony is a cherry tree.

Bedroom 1,2 and 3 have double beds and wardrobes. All furniture is almost brand new and included in price.

A large water reservoir with pump is installed below bedroom 3 to ensure there is always plenty of water.

Bedroom 4 has 2 single beds. All rooms have electric radiators for heating and there is no need for air-conditioners as the house was designed to keep cool in the hot summers.

Water is heated by 2 electric boilers: 1 in bathroom and 1 in toilet which supplies hot water to both kitchen and master bedroom en suite. Drainage to a soak away.




There is a large garage with wet-room ready for a sauna or jacuzzi at rear. The wood has recently been painted green to blend in with the surroundings.


There is also a basement for storage. There are no lived-in houses visible. Just views across the mountain tops.

Only 1 neighbouring property, which cannot be seen as it is down from the road, is owned but a Dutch couple who visit for holidays 2 or 3 times a year.

Directly below the garden is a steep walk to a stream that feeds into the Arda river. There are many mini waterfalls and rock pools and the forests are full of edible wild mushrooms. Opposite the house, across the road on the north side, the derelict houses are empty, and in such bad condition, it is very unlikely anyone will renovate them. Buying the land will be difficult as the owners moved to Turkey over 50 years ago and relatives have not been found.

Location: village Latinka, 48km West of Kardjali and only another 5km to end of road where you can walk to Devils Bridge, a famous stone built bridge. A new road and bridge is planned to continue over the river Arda to link up to Ardino, 25km away.
