At the end of a lane, on the edge of village Oryahovo, sits a little abandoned house. The selling point of this plot is the 2000 square meter private garden. With a water well for irrigation and many fruit trees, the plot is peaceful and ready for cultivation or relaxing.

With views towards the Eastern Rhodope Mountains, the land stretches down to an old stream, which is very small since they built a dam. East are rolling hills of agriculture farm lands and forests. Only 1 neighbour opposite and West are polytunnels. The land behind is used by grazing horses.

The 6 room house has not been lived in for a long time and is in a very bad condition but has water and electric supplied. To install both for a new property, in a similar edge of village location, would be about €5000.

The 4 rooms leading off the centre room all show signs of roof damage, from a collapsed wall and chimney leaks to large cracks. I was unable to go above the ceilings however in Room 3 you can see straight up to the wooden beams and them seem in good condition.

At the rear of the central room a toilet was installed.

The house is built with a combination of stone, brick and mud brick walls but heavily overgrown. There is plenty of space for a static caravan while the main house is demolished and rebuilt.

At the front of the property are 2 barns. I haven’t seen the skitsa yet but if they are on the ground plan, then they could easily be knocked down and a 2 floor house built in their place, without the need for planning permission.

The garden has an incline down, towards the stream at the base.

Location: Village Oryahovo, Haskovo, South East Bulgaria, has 2 grocery shops with cafes, a resident mayor, twice weekly nurse, once weekly post office and a museum. The nearest town is Lyubimets, only 20 minutes drive, with restaurants, petrol stations, post office, banks, chemists, dentists, doctors, garden and hardware shops.

Distances:
Sofia = 280km or about 2 hours 50 minutes by motorway and hardly any traffic
Haskovo = 70km or 1 hour away
Plovdiv airport = 150km or 1 hour 40 minutes by road
Svilengrad = 30km or 30 mins
The Black Sea is 150km or 2hours 20 minutes, and the same time to the beach in Greece or 180km
The Turkish border is only 30 minutes drive and for Istanbul, add another 3 hours
