A 2 bedroom property, set in a remote location in the Eastern Rhodope Mountains, 45km west from Kardjali, with amazing scenery and dramatic views of the river Arda. If a buyer is not found, there is the option to rent for €350 per month for a minimum of 3 months. Terms are 1 month rent as deposit in advance and monthly payment from 1st day of renting. Electric bills are not included.

The house looks down over the village Lyubino, a sprawling village dotted with houses and most are uninhabited. Only a 8 people live there all year round and are very self sufficient with vegetable gardens, domestic animals such as chickens, sheep, goats, cows, dogs, cats and beehives. There is no shop or restaurant but peace and quiet with outstanding views across the mountains.

The location is sought after by people looking to escape and relax in an area of unpolluted natural beauty. With no direct neighbours it feels like you are on top of the world looking down over the village Lyubino. Other villagers, relatives and foreigners with holiday houses, visit in the summer months, but you can stay as distant as you wish as all the people are respectful of solitude.

There is no direct road to the house but neighbours will allow vehicle access through their property when they are there, or you can use the new dirt road to the mosque above, with a short walk down to the house. This road can be continued to the house if desired.

The house has an external staircase to large balcony overlooking the Eastern Rhodope mountain tops. Mobile internet is excellent as the phone mast can be seen on the opposite mountain top. Phone company A1 offers unlimited WiFi with a 2 years contract, however you can cancel before the end for a small fee. Also A1 routers can be plugged in anywhere in Bulgaria, so are not tethered to the house.

The house was fully renovated in 2011, with a complete new roof including timbers, wooden double glazed windows, doors, ceilings and floors. Plus a slate kitchen floor and tiled wet rooms added at the rear of the property. In 2025 the traditional slate roof has been reworked and saved and the plumbing repaired.

The house comprises a large lounge with kitchen area, 2 bedrooms and corridor to wet rooms, all on the upper floor.

The lounge is open plan to the kitchen area and heating by wood burner, which also has an oven for cooking. A gas stove is also available for in the summer months, with an on-demand water heater over the sink and small electric fridge. New electricity has been installed throughout the house and drainage to soakaway.

The house is built into the rock, with wet rooms added at the rear and an external door. The 3 tiled rooms comprise a shower room with electric boiler, a central sink area and a compost toilet. This is emptied manually into the outdoor soakaway.

The size of house is approximately 80sqm and the official plot is 636m2 however the garden fence encloses more land, making about 1000sqm. There are no neighbours and the land unlikely to sell as no road access, only by foot via steep slopes.

There is a large basement on ground floor and an outdoor toilet in the garden . In the photo above you can see the adjacent field, separating the house from the village centre.. A small barn contains the water storage tank with electric pump to the house. The source is free mountain spring water. Occasional repairs are required to fix the old village water system and work is shared by villagers.

The dirt road is marked in purple. You can park a vehicle in the mosque car park and walk down to the house (yellow dots). Alternatively you can park in the centre of the village and walk up through a neighbours property. The couple are very welcoming.

The old mosque above the house has been renovated and restored and has become a pilgrimage for visitors from Turkey. Call to prayer is played from the loudspeakers 5 times a day. The house benefits from its location below as the speakers direct most of the sound above and away. If you’re playing your own music you don’t notice it. It becomes just part of the sounds of the mountain. The owner is a light sleeper and often sleeps through the early morning ones.

Location:
Village Lyubino, south Bulgaria. The nearest town is Kardjali, with daily market, big supermarkets, restaurants, chemists, vets, petrol stations, schools, hospitals and banks, The journey takes 90 minutes as the mountain road is slow going but scenic. There is new asphalt all the way to the village and this continues on for another 10k to the last village, Latinka. Here you can walk 30 minutes down to Devils bridge. A new road and bridge is planned to link to the Obshtina town Ardino, on the south side of River Arda, making it a much quicker trip to the shops. There is a daily bus to Kardjali from the next village, Dolno Spoluka, 7km away.
