The property looks towards the Sakar Mountains in the distance and is being sold as the owner doesn’t have time to finish renovations. Made up of 2 plots with a total of 3500m2 the land is very fertile.

The 1 floor house is mostly stone built with the front walls on the right made of mudbrick. Mudbrick is an excellent insulator for both warmth in winter and cooling in summer. Replastering is needed and the roof requires some attention. All the windows are single pane with wood frames.

The kitchen has a new water pipe installed to the sink ready for an on-demand water heater boiler. Water and electric supplied. The window was half bricked up for security but can easily be opened up.

Bedroom 1 at the front of the house has a cupboard inset into the thick stone wall. These 2 rooms have flue holes for woodburner chimneys.

Bedroom 2 at the rear has the original fireplace and unfinished ceiling exposing the roof beams.

In the centre room the beginnings of a shower room have been made with water-in pipe and drainage for toilet and shower, set in the concrete floor.

Alongside the house is a large barn. The room on the right has a fireplace.

There is a private water well and nearest neighbours are far away.

Location
Izvorovo, in South East Bulgaria, is a rural farming village, surrounded by 5 lakes, with a lot of houses empty or holiday homes. There are 3 grocery shops, one run by the village mayor, a post office, a museum and library, children’s playground and a few expats living here. The approach road is in very poor condition, however improvements are being made. This village has suffered with water shortages because of old pipework so installing a back-up water tank is advisable.
